Conveyancing Costs
Our costs are based on sale and purchase prices and are set out below.
These are based on the principle that the property is Freehold, the Title is in order, and there are no unusual aspects which arise during the transaction.
Should the matter fall through a proportion of the charges, in accordance with the time taken, will be made.
Since on a Leasehold sale in particular and all purchases, there is a significant amount of additional work we would charge between £250 and £350, plus VAT, in respect of this additional work.

In addition, there are charges involved in identification prodecures and source of funds procedures to comply with Money Laundering Legislation. This will be:-

It is necessary to send money electronically, particularly on a purchase and these will also incur a fee. This will be:-

On a sale, it will be necessary to obtain up to date copies of the Title to the property from the Land Registry. These are currently charged at £7 per document and on average we estimate that 3 documents are required. The fees would be approximately:-
£21.00 - payable to the Land Registry.
On a purchase it is necessary before completing the pruchase to make Searches at the Land Registry and Land Charges Registry to protect you and any mortgage lender. These charges will be:-

There are various Searches to be carried out on a purchase and the prices of these can vary depending on the local authority undertaking them. In Westmorland and Furness, they are as follows:-

There may be various other Searches which would be needed but these are rare and are dealt with on a case by case basis.
On a purchase, the government charge Stamp Duty Land Tax. This varies depending whether the purchaser is a First Time Buyer, whether this is a Second Home or whether the buyer is moving home. The precise amount can be obtained by searching the government website for a "Stamp Duty Calculator". However, an indication for First Time Buyers is that charges made on 5% over the excess between £250,000 and £925,000. This increases to 10% from £935,000 to £1,500,000 and 12% over £1,500,000.
Following completion of a purchase it is necessary to register the Title to the property at the Land Registry. In most cases this can be done electronically and the charges would be as follows:-

It should be noted that First Registration can only be done by post and will therefore cost the higher amount.
